The Greece Golden Visa is a permanent residence permit for investors: a residence pathway open to qualifying non-EU nationals who make an investment meeting the program’s conditions. It is granted by the Greek authorities under Greek law, and it is not citizenship.

Residence follows from an investment that satisfies the program’s rules. Not every Greek property qualifies: category, location, surface area and intended use all matter.
The program provides for close family members to be included with the main applicant. Eligibility for each family member is confirmed case by case under the rules in force.
The permit is issued for five years and may be renewed for further five-year periods for as long as the qualifying investment and the program’s conditions continue to be met.
The program does not require you to live in Greece to hold or renew the permit. Travel to Greece is nevertheless required at defined points of the process itself.
A Greek residence permit allows travel within the Schengen Area under the conditions applying to residence-permit holders. It does not replace the entry rules of any other country.
Applies where the property is situated in the areas designated as high-demand under the current rules — among them Attica, Thessaloniki, Mykonos, Santorini and the larger islands. The investment must be made in a single property with a minimum surface area of 120 m².

A narrow category — not a general entry price. It covers defined situations such as the conversion of a building from commercial to residential use, completed before the application is made, and the restoration of a listed building. Most properties on the market do not fall within it.
Investment thresholds and eligibility requirements are subject to current Greek law and program rules. Eligibility must be confirmed for each property and applicant.

Select the property, sign the reservation, pay the 10% deposit.
An eligible property or unit is selected and a reservation agreement is signed, accompanied by a reservation deposit of 10% of the price. Where you cannot be present in Greece, a Power of Attorney may allow your appointed lawyer to carry out certain Greece-side actions on your behalf.
Terms and payment are documented; your lawyer runs the legal checks.
The conditions of the purchase and the payment terms are documented. Your lawyer carries out the legal checks on the property, covering matters such as existing mortgages, debts or disputes.
The balance is paid, the deed executed before a notary, the title registered.
The remaining payment is completed according to the agreed payment plan and the definitive sale documentation is executed before a Greek notary. The property is then formally registered and the ownership documentation is obtained.

It can include a valid passport, birth certificate, marriage certificate where relevant, Greek health insurance, a criminal record certificate, financial evidence and the property ownership documentation, together with the required translations and certifications. None of these documents is ever requested through this website.

On approval, a five-year card, renewable while the conditions hold.
Where the application is approved, a five-year residence card is issued. It may be renewed for further periods for as long as the qualifying investment and the program’s conditions continue to be met. The decision rests with the competent Greek authorities.

Your physical presence in Greece is required for the biometrics stage, when fingerprints and a photograph are taken. Where you cannot travel for other stages, a Power of Attorney may allow your appointed lawyer to act for you.
